The Challenge

Bayhead was tasked with the acquisition of office properties totalling £90M across two major UK cities.

 

Our Role

Sourcing and negotiating funding under a hybrid compliant holding structure. The client also required a new relationship with a UK clearing bank.

The Outcome

Bayhead successfully arranged a competitive loan structure and cemented a strong relationship for future acquisition funding.

The Challenge

An operating business backed by real estate in growth phase, loss making and requiring existing lender refinance together with additional capital to fit out new tenant space.  Our client was seeking very limited covenants over a five-year term to provide the business with time and stability to execute the business plan.  It had previously undertaken a wide-market refinance process but had failed.

 

Our Role

Bayhead was appointed to source debt capital to replace existing loan.  Together with the client, we produced a detailed Information Memorandum and then ran very discrete process to a small group of lenders we knew had the flexible capital to consider this asset situation.

 

The Outcome

Successful refinance and business on a stable footing.

Client: UK Family Office

The Challenge

Our client was seeking office investment in a new to the client UK regional city, where they had little market knowledge.

 

Our Role

Bayhead sourced an off-market office opportunity, Bayhead researched the market and sourced an off-market office opportunity.

The Outcome

The office was successfully acquired and then sold for a strong return.

The Challenge

The underwriting of an underperforming property portfolio comprising of 80+ commercial and residential assets.

 

Our Role

Bayhead reviewed each property and created an asset management and sales exit strategy for each of them.  This was followed by an intensive two-year period of asset management: planning renewals, change of use applications, expansion planning and technical investigations, through to the marketing and sale of each property.

 

The Outcome

We eventually successfully exited the portfolios exceeding the client's business plan target.
